In this webinar Irvin Wilson of the Scottsdale, AZ RME office goes over a detailed method for analyzing potential rental properties by the income they produce.  Many investors buy properties based solely on perceived value vs. some estimated value in the future. In this webinar we break down the actual income and expenses of a property into a useful format for making decisions based on income.  The concept is that by making sure a property performs TODAY we take much of the risk out of what that property's price might be TOMORROW. 

******  A couple of notes on this webinar.  First, there was an error at the end in regards to income taxes.  The speaker meant to give an example tax rate (in this case 28%) and then key in $468 for federal income taxes.  Instead, $1013 was accidentally put in which lowered the after tax return in this example.  Second, the actual spreadsheet used can be downloaded here.
